Thank you so very much for taking your valuable time out of your day to speak to me.  It's obvious to me that you've been around the block, really know what you are doing and have helped countless others.  

Set forth below is an email from a tenant to her landlord that was also sent to us.  The landlord owner has defaulted on her mortgage payments, and the tenant desires to purchase the home as a short sale:

After speaking with the attorney who referred us to Gary Laturno, we made an appointment with him.  Gary is an arbitrator, attorney, real estate broker and probably one of the foremost authorities on short sales and real estate negotiating in the area.  On top of his impressive reputation, he turned out to be a gentle, knowledgeable, patient and compassionate man.  Even Alf, who is seldom won over by anyone, was very impressed and genuinely liked him too.  We spent about 30 minutes with him, generous in the fact that on short notice he fit us into his schedule that included preparing for a lecture he was to give the San Diego Attorney’s Bar assn. the next day.   (The lecture was on Short Sales.)  Gary took a quick overview of our situation and asked some pertinent questions.  As are we, he is equally concerned with your options and where you will end up, as he is with helping us figure out how best to transfer ownership of your house without the burden of the current debt. 

Short Sale may not be the only option. (Although it is the probable one).  Unlike the other Realtors with whom we spoke, who were pressuring me into a stressful state, Gary applied no pressure.   In fact, he started out with some ideas that would not benefit him at all.   We discussed a number of options with him.

After our meeting we felt a sense of relief.  I think you will also feel a sense of relief when you talk to him.  And he may be able to help you strategize your big picture in such a way as to minimize your personal stress and economic losses.  He takes pleasure in ferreting out solutions to complicated problems. We now feel that we have a competent advocate.

Dear Gary,

I "slept" on this issue and decided this house has caused us to lose our credit; run up credit cards - all because we had to have the "best"!  I won't be calling you because your note/email made sense.  In your seminar I attended, you said something that has "stuck" with me.  You asked this question to the group: "Why do people have to live so high?"  I will never forget that question.  The answer is "they don't have live so high".  We are a perfect example of "keeping up with Joneses". 


I have two very good offers submitted to the lender of which I know they will take one.  Also, an NOD was already filed.  I have signed a lease.  We can "afford" this rental.  If I try now, I would have fight on my hands with my listing agent, my landlords who took their property "for rent" off the market because I gave them a deposit. 

I am going through with the short sale and if anything good comes from losing a dream home it is this:  "A Lesson Learned".  We cannot afford this house and if we pursue keeping it now it will cost us money and maybe a lawsuit from my realtor who did "perform" under the listing contract we signed.
